Manhattan Contracts: With $25 million ask, John Thain takes loss on Park Avenue penthouse
A Tribeca Citizen profile of the building identified the seller as Sean McCarthy, and public records note that he bought the house for $5.65 million at the end of 2003. It has been on and off the market since 2012, when Mr. McCarthy initially listed it for $24.5 million; he relisted it for $19.5 million the following March. The house retains several historic architectural details, but contemporary touches include a state-of-the-art security system, a cedar wine cellar, a single-car garage with custom storage, a chef's kitchen, a full-floor primary suite with fireplace and windowed walk-in closet, and a teak roof garden with irrigation and lighting.
This spectacular penthouse is an elegant eyrie at the apex of 740 Park Avenue, and is arguably one of New York’s finest residences. A private elevator landing opens onto a magnificent sun-flooded windowed gallery with 12' ceilings and a sweeping staircase. On the east end of this grand and gracious entry way is a handsome library with a wood-burning fireplace, wet bar, and a pair of French doors leading to a south-facing terrace. At the western end of the gallery, and with stunning views of the Manhattan skyline is a large terrace, which is accessed from both the gallery and the enormous living room immediately adjacent.
The elegant and imposing living room features parquet de Versailles floors, a wood burning fireplace, beautiful moldings and architectural details, and over-sized windows highlighting the breath-taking views of Central Park to the west. Adjoining the living room is an impressive and stately formal dining room which enjoys views of Central Park and dramatic city views to the north. A fully-equipped windowed butler's pantry is next to the dining room, which leads to the state-of-the art windowed eat-in-kitchen.
From the Listing:
Nestled on one of the most desirable corners of Tribeca, 452 Greenwich Street is a rare and historic home that has been impeccably well-maintained and updated for the past 20 years by the current owners. Originally built in 1819, the 25’ x 60’ building has been transformed into a cutting-edge single-family residence with distinctive and exceptional features, including a brand-new custom kitchen by The Kennebec Company. Spanning 7,500 interior square feet, the highlights of the home include a coveted single-car garage, 38 windows, 3 wood-burning fireplaces, 5 bedrooms, a 2,500-bottle wine cellar, and an elevator that spans the entire home, including the mature rooftop garden.
On the northern side of the street, a bit west of center, stands 55 West Ninth Street, a handsome five-story townhouse built in 1840. Its brick facade is trimmed with brownstone in ways that give the house a classical, but not ostentatious, demeanor. Every part of the exterior was extensively restored by architect Jean-Gabriel Neukomm less than a decade ago. According to Neukomm, on the street side of the house, only the cornice and the bricks are original -- and those bricks were carefully repointed. The windows were replaced, and the surrounding brownstone elements were recreated by skilled craftsmen -- as was the entire stoop.
The modest yet authentically historic facade inspired the owners as they contemplated redoing its interiors. They went for a combination of classical and modern, knowing that by adding a rigorously detailed stairway, bespoke marble mantels, oak floors and new moldings, they could combine French luxury with streamlined New York efficiency. The living room fireplace is pure Louis XVI, which seemed to fit the house’s generous proportions. The moldings and the staircase are based on beaux-arts precedents, which they spent months researching. On the floors, boards of solid brushed oak are arranged in chevrons, a pattern associated with Haussmann-era Paris apartments.
Cinematic and show-stopping views of Central Park, Manhattan skyline and Hudson River distinguish this private full floor 4-bedroom residence at the highly sought after Park Laurel Condominium. Perfectly positioned on the 37th floor, this extraordinary residence was gut renovated by the renowned architect, Lee Mindel, incorporating the best in contemporary design, style and materials which has remained timeless throughout the years and boasts an Architectural Digest pedigree .
A private elevator landing grants access to this light filled treasure encompassing approximately 2,800 square feet with over 75 feet of direct Central Park views. The formal foyer gallery leads to the spacious corner living room and adjoining dining room, enhanced by expansive picture windows which frames the mesmerizing views of Central Park and the Fifth Avenue and Central Park South skyline. The state-of-the-art windowed kitchen with Park views features custom cabinetry and appliances by Sub-Zero, Miele and Gaggenau. The fourth bedroom, behind the kitchen, is currently used as a home office.
Featuring one of the most bespoke floor plans of any residence on Billionaire’s Row, One57, Apartment 41A is an impressive 3-bedroom, 3.5-bathroom condo with full length exposures to the north, west, and east. Located on the building’s highly coveted and highly secluded western wing, the apartment boasts staggeringly beautiful views of Central Park, the Hudson and East Rivers and cityscapes as far as the eye can see. This chic and triple mint home, with its sweep of elegantly proportioned rooms and interiors by Thomas Juul-Hanson, is a rare purchasing opportunity that is not to be missed. Off the entry gallery with a generous coat closet and powder room, discover the Great Room with an eye-catching swath of greenery from the Park that is visible from the second you enter the apartment.
At just over 39 feet in length and with full width floor to ceiling windows, this vast entertaining space offers the apartment an ambience that is at once vibrant and stately. An eat-in kitchen with an abundance of storage space made possible by custom cabinetry from Smallbone of Devizes can be accessed either from the Great Room or the entry gallery for maximal convenience. With top-of-the-line appliances from Miele and Sub-Zero and a sprawling island with integrated stools, this kitchen can accommodate the needs of the most discerning chef. Past the kitchen is a corridor to two king-sized bedrooms with en-suite bathrooms, each with copious closet space and awe-inspiring views of the Hudson River and The Shops at Columbus Circle.
