547 West 47th Street is Dutch architect Concrete Architectural Associates' first New York City residential project. Designed in partnership with local firm Greenberg Farrow, floors one through seven were designed to reflect the neighborhood’s industrial past with a brooding brick skin and industrial-sash windows. On the upper levels, a glass facade offers an airier atmosphere and glass-enclosed volumes reminiscent of 56 Leonard. The surrounding area was rezoned in 2011 to allow the construction of medium-density apartment buildings, and opportunistic developers have since debuted rentals such as Oskar and Gotham West. 547 West 47th Street, developed in a partnership between CB Developers, SK Development, and Ironstate Development, was one of the first sales buildings to rise on this stretch of Eleventh Avenue, which has become colloquially known as Automobile Row. The 12-story project replaces a Lexus car dealership that was acquired in 2017 for $93 million, and a 40,000-square-foot Cadillac dealership will open at the base of the buildingDespite the incoming auto showroom, the building has no parking garage, though many buildings nearby have commercial garages. Like many neighborhoods of the city, the area is poised for a public space renaissance as several outdoor dining setups have opened nearby and a new protected bike lane has been installed on the avenue. It is also close to Hudson River Park, the Intrepid Museum, and the new parks and restaurants of Waterline Square.
